Chapter 01

A crack is a drainage problem first

Asphalt cracks because water gets underneath it. Central Texas runs hot and dry for long stretches, then gets hit with flash floods that push water into any opening in the surface, and once that water reaches the base it starts eroding what is holding the pavement up. What looks like a small crack on top is usually the first sign of a bigger problem below.

Left alone, that water keeps working. The base loses material, the surface loses support, and a hairline crack becomes a pothole. Catching it early is the difference between a small repair and tearing out a section of pavement and rebuilding the base underneath it.

Crack sealing and pothole repair

Crack sealing routs out the crack and fills it with a flexible sealant that keeps water out while still moving with the pavement around it, which matters on ground that swells and shrinks the way Central Texas clay and caliche do. It is a maintenance step, done before a crack has had the chance to undermine the base.

A pothole is treated differently. We cut back to sound pavement and a stable base rather than filling the hole itself, because filling over a base that has already washed out just gives the water somewhere new to go. Full-depth patching costs more up front than a quick fill and holds because it addresses what actually failed.

Chapter 03

What sealcoating does and does not do

Sealcoating is a protective layer over asphalt that is still sound. It slows the sun and water damage that turns black asphalt grey and brittle over time, and it buys years of life for a fraction of what resurfacing costs. What it will not do is fix a base that has already failed. That needs repair first.

We sealcoat parking lots and driveways both, and the job includes crack filling and surface prep beforehand, not sealant rolled straight over dirt and existing cracks. Skipping the prep is the most common reason a sealcoat job does not hold.

Maintenance on a schedule, not a reaction

The businesses and homeowners who get the most life out of their asphalt are the ones who have someone look at it on a schedule, especially after a hard flash flood season, rather than waiting until a pothole shows up in the middle of a parking lot or driveway.
